Signs You Need a New Roof

What Warwickshire homeowners should look for — catch problems early before they become expensive emergencies.

Most homeowners don't think about their roof until something goes wrong. By then, what could have been a straightforward repair has often turned into a much more expensive job. Knowing the warning signs can save you thousands — here's what to look for.

1. Your Roof Is Over 20 Years Old

Concrete and clay roof tiles typically last 25–40 years. Natural slate can last much longer, but the mortar bedding and leadwork will need attention before the slate itself fails. Felt flat roofs have a much shorter lifespan of around 10–15 years. If your roof is approaching or past these ages, it's worth getting a professional inspection — even if there are no obvious problems yet.

2. Missing, Cracked or Slipping Tiles

Individual tiles that have cracked, broken or slipped out of position are an immediate problem. Water can get in through even a small gap, and once it's in, it can travel a long way before it shows up as a damp patch inside the house. 3. Daylight Visible in the Loft

Go up into your loft on a bright day and turn off the light. If you can see daylight coming through gaps in the roof structure, you have a problem. Where light gets in, water gets in. This is one of the clearest signs that your roof needs urgent attention.

4. Damp Patches or Staining on Ceilings

Brown water stains on your ceiling are a sign that water has been getting in for some time. By the time it shows on your ceiling, the water has already soaked through the insulation and into the plasterboard. Don't ignore damp patches — they get worse, not better, and the longer you leave them the more damage is done to the structure.

5. Sagging Roof Deck

A healthy roof should be straight and even. If you notice a dip or sag in the roofline, this suggests the timber structure underneath is failing — often due to rot or long-term water ingress. This is a serious structural issue that needs immediate professional assessment.

6. Moss and Algae Growth

A little moss on a north-facing roof is normal in the UK climate. But heavy moss growth is a problem — the roots penetrate tile surfaces and mortar joints, accelerating deterioration and trapping moisture. It also adds weight to the roof. Regular treatment and cleaning can extend roof life significantly.

7. Granules in the Gutters

If you have a felt flat roof or mineral-surface tiles and you notice granules or grit collecting in your gutters, this is a sign the surface is breaking down and nearing the end of its life. This is most common with older felt flat roofs on garages and extensions.

8. Blocked or Damaged Guttering

Gutters that overflow or pull away from the fascia can cause water to run down your walls and into the foundations. While not technically a roof problem, faulty guttering causes just as much damage — and is usually a much cheaper fix. See our guttering service page for more.

9. After a Storm

After strong winds or heavy rain, it's always worth doing a visual check of your roof from the ground. Look for missing tiles, debris on the roof, and check your loft for any new damp patches. Repair or Replace?
