uPVC vs Timber Fascias & Soffits

Which material is right for your Warwickshire home? An honest comparison from the specialists.

When it's time to replace your fascias and soffits, the first question most homeowners ask is: uPVC or timber? Both have their place — but for most modern properties in Warwickshire, one option is significantly better value. Here's what you need to know.

What Are Fascias and Soffits?

The fascia is the long horizontal board that runs along the lower edge of the roof, directly behind the guttering. The soffit is the board that fills the gap between the fascia and the wall, forming the underside of the roof overhang. Together they protect the roof structure from weather and provide a clean, finished appearance to the roofline.

When these boards rot or fail, water gets into the roof structure — leading to damp, timber decay and costly repairs. Regular inspection and timely replacement is essential.

uPVC Fascias and Soffits

uPVC (unplasticised polyvinyl chloride) has become the most popular choice for UK homeowners over the last 30 years — and with good reason.

  • No maintenance — uPVC never needs painting. A wipe down with soapy water once a year is all it needs.
  • Long lifespan — quality uPVC fascias and soffits last 20–30+ years without deteriorating.
  • Rot-proof — completely unaffected by moisture. Ideal for the wet Warwickshire climate.
  • Cost effective — less expensive than timber to buy and install, and far cheaper to maintain over time.
  • Wide colour range — white is the most popular, but grey, black and woodgrain finishes are available.
  • Ventilated options — perforated soffits allow loft ventilation, which is important for preventing condensation.

Typical cost for a full house: £1,500 – £3,000

Timber Fascias and Soffits

Traditional timber fascias and soffits were the standard before uPVC became widely available. They still have a place — particularly on heritage properties where the planning authority or conservation area rules require them.

  • Traditional appearance — can look more authentic on period properties
  • Paintable — can be painted any colour to match the property
  • Requires regular maintenance — needs repainting every 3–5 years and treating against rot
  • Vulnerable to moisture — timber rots if paint fails or water gets behind it
  • Higher long-term cost — ongoing painting and maintenance adds up significantly

Typical cost for a full house: £2,000 – £4,000 (plus ongoing maintenance)

Conservation Areas and Listed Buildings

If your property is in a conservation area — common in parts of Warwickshire including Kenilworth, Warwick town centre and Stratford-upon-Avon — you may be required to use timber rather than uPVC, or to match the original materials. Check with your local planning authority before proceeding. We can advise on what's required for your specific property.

Signs You Need New Fascias and Soffits

  • Visible rot, cracking or splitting in timber boards
  • Paint peeling repeatedly despite regular repainting
  • Gutters pulling away from the fascia (softer wood can't hold fixings)
  • Damp patches in the loft near the eaves
  • Birds nesting in gaps between the soffit and wall
  • Visible gaps or missing sections

Our Recommendation

For the vast majority of Warwickshire properties, uPVC is the right choice. It costs less, lasts longer, requires no maintenance, and looks clean and smart. The only exceptions are conservation areas, listed buildings, or where the homeowner specifically wants a traditional timber look and is committed to the ongoing maintenance it requires.
