Transparent pricing for chimney repointing, flashing repairs, stack rebuilding and chimney removal across Warwickshire. Updated for 2026.
Chimneys are one of the most common sources of roof leaks in older Warwickshire properties. The good news is that most chimney problems — failed flashing, cracked mortar, loose bricks — can be repaired at reasonable cost when caught early. Leaving them leads to serious water ingress and potentially structural issues.

The most common causes of chimney leaks on Warwickshire properties:
The lead that seals the joint between the chimney stack and the roof covering is the most vulnerable point. Lead flashings have a long lifespan (50–100+ years) but can fail due to thermal movement, poor original installation, or physical damage. Signs of flashing failure: damp patches on the chimney breast wall inside the house, particularly after rain.
The mortar between the bricks of the chimney stack expands and contracts with temperature, and eventually cracks and falls out. Once mortar fails, water gets into the brickwork, freezes in winter, and causes spalling (brick faces breaking off). Caught early, repointing is inexpensive. Left for years, the whole stack may need rebuilding.
The mortar that holds chimney pots in place (called flaunching) often cracks with age. This allows water to run down inside the chimney or between the pot and the stack. Relatively cheap to repair.
In severe cases, the bricks themselves become porous with age and allow water through. This is more common in older, softer stock bricks. Treatment options include specialist penetrating sealant or partial/full rebuild.
We recommend including chimney condition in any general roof inspection — at least every 2–3 years, and after any significant storm. Signs to look for from the ground:
