Smart, low-maintenance fascias and soffits that protect your roofline and transform the look of your property.
Fascias and soffits do an important job — they seal the roofline, support the guttering, and protect your roof space from moisture and pests. When they rot, crack or pull away, problems can spread quickly into the roof structure itself.
Replacing old timber fascias with uPVC is one of the most popular and cost-effective home improvements. Modern uPVC never rots, requires no painting, and comes in a wide range of colours and profiles to suit any property.
We remove all old fascias, soffits and bargeboards, check and treat any underlying timbers, then install the new uPVC boards and guttering system. The job is typically completed in a single day for a standard semi-detached property.
We clean up all waste and old materials before we leave, and the finished result is neat, clean, and weather-tight from day one.
Replacing fascias, soffits and guttering together on a standard Warwickshire semi typically costs between £1,400 and £2,600. A detached house, a property with dormers, or anything needing significant timber repair behind the boards will sit above that. Price is driven by total linear metreage, height and access, and whether the existing timber needs replacing.
Our fascias and soffits cost guide sets out the numbers in more detail by property type.
This is the single most important thing to understand before accepting any quote. Capping over means cladding a thin uPVC skin directly onto the existing timber fascia. It is quicker and cheaper, and on day one it looks identical to a full replacement.
The problem is what it hides. If that timber is already damp or starting to rot, sealing a plastic cover over it traps the moisture and accelerates the decay. Five or ten years later the boards are still fine but the timber behind them has gone, and the whole lot — including the new plastic — has to come off again.
We strip back to the rafter feet, inspect the timber, replace anything soft, and fit full replacement boards. If your existing timber is genuinely sound and capping is a reasonable option for your budget, we will say so — but we will not quietly cap over rot to win a job on price.
Quality uPVC fascias and soffits, properly installed onto sound timber, should give 20 to 25 years with no maintenance beyond an occasional wash. Cheap foam-filled boards and poor fixing practice bring that down sharply — the usual failures are boards bowing between fixings, uneven colour fade on south-facing elevations, and joints opening up as the plastic expands and contracts.
We use full-thickness boards fixed at correct centres with stainless fixings, and allow proper expansion gaps at joints. It is the difference between a job that still looks right in twenty years and one that looks tired in five.
Soffits are not just a cosmetic trim — they carry airflow into your roof space. Older timber soffits ventilated naturally through gaps and imperfect joints. Seal that up with a continuous uPVC board and no ventilation provision, and the loft becomes a sealed box.
The result is condensation forming on the underside of the felt through winter, dripping onto the insulation, and eventually rot in the rafter feet and ceiling joists. Every installation we carry out includes continuous soffit ventilation or individual vents sized for the roof area, in line with current building regulations. It is not an optional extra.
